A real estate syndication is a partnership consisting of General Partners (Managers) and Limited Partners (Investors). General Partners pool together capital from Limited Partners and themselves to fund a real estate acquisition. General Partners target properties with value-add opportunity and create a business plan to raise net operating income of the property which inevitably raises it value increasing the return to investors. Most business plans take 5-7 years to execute upon which the property is sold, and investors receive full return.

A real estate syndication is a type of partnership where a group of individuals pool their money together to purchase a large property with the expectation that the property will generate income and profits.

A real estate syndication can be structured various ways but generally will consist of General Partners and Limited Partners. A LLC formed by the General Partners will typically purchase the specified property with debt, their own funds, and that of Limited Partners. 

The purpose of a real estate syndication is to allow all parties to benefit from the ownership of large multifamily properties. General Partners seek debt with the highest loan-to-value ratio that a lender may offer. Once they invest their own money, then whatever is left to fund the purchase is gathered by selling securities from the LLC to Limited Partners. 

Income and Profits from the multifamily property are then split between General Partners and Limited Partners. The spilt is spelled out in the subscription agreement available when Limited Partners purchase the securities. The terms of the split are determined by the estimated performance of the property and the current market.
